How much do you think it would cost to buy a house or apartment in Tokyo?

じゃあまず、東京で家を買う場合、ですね。

家を買う時は、土地と家が必要です。

東京の平均的な土地のサイズは、だいたい120〜150m2（=1,300 sq/ft - 1,600 sq/ft）くらい。

家の大きさは90〜120m2 (=970sq/ft – 1,300 sq/ft)くらいだと思います。

2つか3つのベッドルームと、リビング・ダイニング・キッチンがある家ですね。

First, let's talk about buying a house in Tokyo.

When buying a house, you need land and a house.

The average size of land in Tokyo is about 120-150m2 (1,300 sq/ft - 1,600 sq/ft). 

The size of the house is about 90-120m2 (970 sq/ft - 1,300 sq/ft). 

It's a house with two or three bedrooms, a living room, dining room, and kitchen. 

じゃあ、この土地と家はいくらだと思いますか？

土地は、約4,000万〜8,000万円くらいだと思います。

土地の値段は、場所とか、広さとか、状態などによって値段が大きく変わります。

例えば、川とか海の近くの土地は、もっと安くなります。

そして、家は、約2,000〜4,000万円くらいです！

これは、家のクオリティ（=質）によります。

断熱性が高い壁とか、ソーラーパネルとかをつけたら、値段は高くなります。

So, how much do you think this land and house are worth? 

I think the land is worth about 40 to 80 million yen.

The price of land varies greatly depending on the location, size, and condition.

For example, land near a river or the sea is cheaper.

The house is worth about 20 to 40 million yen!

This depends on the quality of the house.

If it has high-insulation walls or solar panels, the price will be higher.

つまり、東京の家と土地をセットで買いたい場合は、6,000万円〜1.2億円くらい必要になります。

1億円の場合は、35年ローンを組んだら、1ヶ月でだいたい28万円くらいかかりますよ。高いですねー。

In other words, if you want to buy a house and land in Tokyo, you will need between 60 million yen and 120 million yen.

If you take out a 35-year loan for 100 million yen, it will cost you about 280,000 yen per month. That's expensive!

じゃあ、マンション（=apartment）の場合はどうでしょうか？

東京のマンションは、いくらだと思いますか？

So, what about apartments?

How much do you think apartments in Tokyo cost?

東京の平均的なマンションの大きさは、だいたい70m2〜80m2（= 750 sq/ft - 860 sq/ft）くらいです。

家族3人、ギリギリ4人住めます。

The average size of an apartment in Tokyo is about 70 – 80 square meters.

It can accommodate a family of three, or four at a pinch.

家よりちょっと小さいですよね。

でも、マンションは、だいたい6,000万〜1億円。

人気な場所は1億円〜2億円くらいです！

高いー！

It's a little smaller than a house, isn't it?

But apartments in normal locations cost between 60 million and 100 million yen.

Popular locations cost between 100 million and 200 million yen!

That's expensive!

なんでこんなに高いと思いますか？

Why do you think it's so expensive?

なぜなら、マンションは便利だからです。

駅やスーパーが近いし、入り口はオートロックだから安全だし、自転車と車のパーキングも広いです。

そして、マンションの方が売れやすいです。

This is because apartments are convenient.

They are close to stations and supermarkets, the entrances are secure with automatic locks, and there is plenty of parking space for bicycles and cars.

Furthermore, apartments are easier to sell.

でも、場所によっては、家もマンションもそんなに高くないですよ。

中古だったらもっと安くなります。

However, depending on the location, houses and apartments are not that expensive.

If you buy a used property, it will be even cheaper.
